2. Scope

These Terms govern all accommodation contracts, ancillary services and website use between the Guest (“you”) and Quinto Piano SRLS (“we”, “our”).



3. Reservations & Contract

  • A booking is confirmed only after you receive our written confirmation e-mail.
  • The person making the reservation must be at least 18 years old and accepts liability for all guests on the booking.
  • Corporate, group or long-stay agreements may include additional clauses.


4. Rates, Taxes, Currency

  • All prices are quoted in EUR and include 10 % VAT.
  • The Rome city tax (currently €6.00 per person/night) is not included and is payable on arrival.
  • Promotional rates may require full pre-payment and are non-refundable.


5. Payment & Security Pre-authorisation

  • We accept Visa, MasterCard, American Express; cash is accepted up to €4,999 per Italian law.
  • A €200 refundable pre-authorisation is placed 24 h before arrival to cover potential damage or rule breaches. It is released within 72 h after check-out if no charges apply.

Late arrival or no-show is charged as “Non-show” (full stay).
All changes must be in writing to booking@quintopiano.it.


7. Check-in / Check-out & Late Fees

  • Check-in: 14:00 – 19:00. Arrival after 19:00 costs €30 and must be requested 24 h in advance.
  • Check-out: by 10:00. Late check-out, if confirmed, costs €30 per extra hour.
  • Valid passport or EU ID card is required for all guests; we transmit details to the Italian Police (TULPS art. 109).


8. Luggage Storage

Complimentary luggage storage is offered on the day of arrival (before 14:00) and departure (until 19:00) in a locked, CCTV-monitored room. Items left overnight or beyond 19:00 incur €10 per item/day.


9. House Rules

  • Non-smoking property (art. 51 L. 3/2003); fine €250.
  • No pets unless specified in the booking confirmation.
  • Quiet hours 22:00 – 08:00.
  • Maximum occupancy as stated on your booking; extra guests require written approval and may incur charges.
  • Parties, commercial photography or sub-letting are prohibited.


10. Liability & Insurance

We are not liable for theft, loss or damage to personal belongings unless due to gross negligence (art. 1783 Italian Civil Code). You are responsible for damage caused by you or your party. We recommend travel insurance covering cancellations, medical expenses and personal property.


11. Force Majeure

We are not responsible for failure to perform our obligations due to events beyond our reasonable control (e.g., pandemic restrictions, strikes, extreme weather, governmental actions).


12. Website Content & Links

We endeavour to keep information accurate and up-to-date; however, descriptions, photographs and prices on the website are illustrative and non-binding. External links are provided for convenience; we do not endorse or accept liability for third-party content.


13. Privacy

Personal data are processed in accordance with EU Regulation 2016/679 (GDPR) and our Privacy Policy. By booking you acknowledge that your data may be used for contractual and legal purposes.


14. Governing Law & Jurisdiction

These Terms are governed by Italian law. Any dispute arising shall be submitted to the exclusive jurisdiction of the courts of Rome, Italy, unless mandatory consumer provisions apply.
